Terms and Conditions

1. Duration and Times of Rental

Guests are requested not to arrive before 3.00 pm on the first day of their holiday and to depart by 10.00 am on the day of departure unless otherwise notified.

Weekly holidays are normally on a Saturday-Saturday basis. Short breaks and bed & breakfast are available - please telephone for details.

2. Deposit

If a booking is made six weeks or more before the Holiday is due to start, a non-refundable deposit of one-third of the rent is payable.

If a booking is made less than six weeks before the Holiday is due to start, the full rent must be paid at the time of booking.

3. Final Payment

Payment of the rent and additional charges are payable six weeks before the start of the Holiday and non-payment by the Due Date may be treated as a cancellation.

If payment is not received by the Due Date, then the Guest will lose their booking and the deposit will be forfeit.

4. Changing a Booking

The dates of the Holiday may be changed providing the property is available for the new dates and the Owners accept the change.

5. Method of Payment

Payments can be made by cheque (sterling) or online via Classic Cottages (www.classic.co.uk), where debit and credit cards are acceptable.

6. Eligibility

The Owners reserve the right to refuse the bookings of:
1. groups of single people under the age of 25.
2. all male or all female parties of more than three people.

7. The Holiday

The Guest has the right to occupy the property for a holiday only (within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988 - Office of Public Sector Information).

8. What is included:

All facilities of the cottage/bed and breakfast accommodation, including all fuel (calor gas and electricity). First basket of logs is provided free, thereafter at cost. Linen and towels are provided and beds will be made up on arrival.

Bed and Breakfast guests: A choice of breakfast is included in the cost.

9. What is not included:

All breakages caused during the Holiday must be paid for.

Bed and Breakfast guests: Supper and packed lunches may be provided at additional cost.

10. Non-availability of Property

If for any reason beyond the Owners’ control the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the Guest will be refunded.

11. Pets

Pets are not permitted with the exception of Guide Dogs.

12. Smoking

Highdown Cottage self catering/bed and breakfast accommodation is available to non-smokers only.
